1. Dutch Real Estate Brokers and how they are organized
The Dutch Association of Real Estate Brokers (Nederlandse Vereniging van Makelaars, NVM) is the national organization of official real estate brokers (makelaars). The NVM includes internal jurisdiction and an Advisory Committee on Conditions to which differences of opinion can be submitted. NVM members are obliged to have a professional liability insurance. There are several non-certified middle men active. It is in your own interest to rent through a NVM agent. Only approved Estate Brokers who are members of the NVM, the Dutch Association of Real Estate Brokers have access to a central listing system. Through the central system we have access to all properties available for rent in The Hague and surrounding areas and we are also aware of the listings other agents have to offer. As a stranger to our city you may find our personal assistance useful. We can provide a selection of properties available on the market at that particular time, tailored to your specific requirements. Our computer holds up-to-date information and provides you with a list of addresses of properties meeting your criteria in the area's of your choice. We are an estate broker who knows the city, the nice areas, the shops, parks, the ins- and outs, all the relevant items. Our Rental Manager will collect you by car and take you on a tour of inspection, showing you the residences most likely to meet your needs and requirements. We can also offer you the benefit of our experience and we will answer any questions you might have. Our advice is strictly neutral.
2. Conditions and rates
On your request we will be happy to send you a free copy of the English version of the booklet "Conditions and Rates" of the NVM. This booklet contains very usefull information through which a lot of small misunderstandings may be avoided. While searching with our clients for a new home, we think it important to fully know their wishes so that we may work and communicate on the same level. Our services are rendered on a "no cure no pay" basis. Fees: If the search proves successful, we charge you a onetime brokers' fee of 8% of the annual rent, excluding VAT.
3. How to approach the market
The NVM-brokers in The Hague and suburbs work with a multiple listing system which is organized in such a way that the one agent can offer you all the places available in the whole area without any extra costs. You pay the brokerage fee only once to the NVM-broker of your choice. So inform us of your wishes in detail and we will show you those houses and/or apartments that match your requirements. 4. Our main working area
Take a map of the Netherlands and draw a line from Noordwijk on the West-coast South-Eastward to Leiden, Voorschoten, Zoetermeer and Delft, and from there, skirting the Hague in the South, back to the coast and you will know our operating area. Some of the towns within this area we would like to introduce to you briefly.
The Hague.
Major city of the Netherlands, area about 26 square miles, population 1 _ mill. Residence of the Queen, Government and of the International Court of Justice "Vredespaleis", OPCW, Yugoslavia Tribunal, Residence of some 70 Embassies and Commercial Courts, multinationals and several international schools. The historical heart of The Hague, founded by Count William II in 1248 is centred around the Knight's Hall (1280) and its surrounding buildings. With the Inner Court "Binnenhof", the "Hofvijver" (artificial Lake, 1350) the Outer Court, Vijverberg and Lange Voorhout, it forms the old, well-kept and very much alive heart of the Hague. Numerous museums comprise a wide range of collections, there is music and theater for young and old. A leading centre of international conferences, only about 35 minutes driving away from Schiphol Airport and frequent railway-connections from Central Station to Schiphol Airport and the main cities in the country. Areas where living is nice and which offer the best chances to rent a comfortable house or apartment are: Benoordenhout, Marlot, Statenkwartier, Belgisch Park, Duttendel, Westbroek Park, the seaside resort of Scheveningen, and more. They have a wide variety of houses and apartments.
Scheveningen.
Scheveningen the old fishermen's village which, in the course of the years, has grown to be a part of The Hague, lies along the coast of the North Sea and has many apartments to offer. The newly constructed apartments along the beach are the most expensive. They have beautiful views to the North Sea, the beach and the dunes. Scheveningen offers a lot recreational facilities. Parking is difficult in the summer (unless provided with the apartment).
Rijswijk and Voorburg.
The municipalities of Rijswijk and Voorburg bordering the South-Eastern of the Hague have a nice and lively village centre resembling that of Wassenaar. Living comfort resembles that of the Hague, yet prices for housing are in a somewhat lower range. Both towns boast a variety of good shops and excellent public transport both regionally and nation-wide. The European Patent Agency is domiciled in Rijswijk.
Noordwijk.
The place where ESTEC is domiciled. Noordwijk is a seaside resort. There is a choice of delightful villa's and roomy, luxurious apartments. In springtime one can enjoy the splendour of flowering bulb fields way around.
Voorschoten.
Voorschoten lies approximately 9 miles north-east of The Hague. Even for those who have their business and/or daily work in Amsterdam regions, Voorschoten is a good option. With its British School it is a centre for many foreigners. Reliable railway-connections to both Amsterdam and The Hague will ensure you of swift transport even during rush-hours. Voorschoten has a typical Dutch village centre with different kinds of markets.
Wassenaar.
The municipality of Wassenaar is the villa resort to the Hague. Ambassadors, politicians, captains of industry and other well-to-do people reside here. But there is also the cosy, original heart of the village where people meet on market-days or on Saturdays while shopping, Wassenaar boasts a diversity of social and cultural activities and two golf links. For quite a few people the American School in Wassenaar is a good reason to choose their dwelling in this area which lies only a few miles North of the Hague.
5. About renting and contracts.
Basically the market is sub-divided in two groups:
- partly furnished houses/apartments
- fully furnished houses/apartments
It stands to reason that the question how elaborately and handsomely a house may be fully or partly furnished depends on individual wishes and price range, but in general partly furnished houses are provided with:
- floor covering, curtains
- light-fixtures
- washing machine and tumble dryer
- well equipped kitchen
In addition to the above-mentioned items a fully furnished place is provided with:
- the basic living room and bedroom furniture
- radio, T.V., vacuum cleaner, etc.
- pots and pans, crockery, glassware
In the rental agreement, which usually is concluded for at least 1 year, it is mostly predetermined that maintenance of the garden and the maintenance subscription for the central heating boiler are for the account of lessee. Utility costs, cable TV, etc. are for account of the lessee. Real Estate tax for actual use of the property is for account of the tenant.
A deposit of one month's rent is normal. Annually, the rent will be adjusted according to the increase in the cost of living as published by the Centraal Bureau voor de Statistiek. (series of employees household). The rent can never be lower than the rent applicable at the beginning of the contract.
Normally, the rent is paid monthly in advance. Maintenance fees for apartments are in most cases included in the rent. The tenant is frequently required to pay the first € 125,00 to € 175,00 for minor repairs. The landlord is responsible for major repairs.
Apart from searching for suitable accommodation it is our task to negotiate on your behalf and to advise you on the elements that should be emphasized during negotiations. In mutual confidence and in close consultation with our clients we will reach a good rental agreement.

6. After-Rent service.
Once an agreement has been made, it does not mean that our service terminates there:
We look after you until you actually take possession of the accommodation and we assist you in filling in your application forms for gas, water, electricity and telephone.

for the full time that you live in an accommodation which our agency rented for you, you can count on us. We shall advise you in all matters that might concern the quality of your living comfort. And that is a promise.
